Sims Valley

SIMS VALLEY  While there are thousands of real estate properties available for sale in the North Carolina mountains, the supply is scarce for the kind of homesites that Sims Valley is making available.

Occurring only occasionally in mountain environments,"high valleys" have all the attributes of lush, flat bottomed valley environments rimmed by ridges or mountains. Their elevation is higher than typical mountain valleys and often they have long range vistas normally found in ridge or mountain top settings. Such is the case with Sims Valley, rimmed on three sides by ridges and Pilot Mountain, which exceeds 4,000', and offering terrific views from the highest and lowest elevations.

Views from the Sims Valley floor are enabled by the missing northern rim of the valley, which long ago plunged around 1,000' feet into the large Tuckasegee Valley below. The pleasantries of cooler summer temperatures and soft seasonal breezes are additional benefits.

Homesite Accessability
All homesites have existing driveway access and prepared vistas, so there are few questions about the siting and buildability of a home. Few mountain communities provide this degree of disclosure and therefore such a level of confidence about purchasing decisions.

Privacy
All homesites are precisely positioned for maximum mountain experience and view as well as providing privacy from other homesites.

Water and Septic
Water is provided by a community system and each home site will be permitted for septic.

Everything is Underway
All Sims Valley amenities and facilities are either in place or under contract. There are no questions about what may or may not occur.

The community is not designed for people seeking lots of club activity and social functions. That is a mind-set far removed from Sims Valley replaced by an attitude that pours equal energy into raising and maintaining families in a world that sometimes seems as harsh as mountain winters were before electricity, plumbing and highways.

Sims Valley is quite remarkable when you think about it - from its setting in the midst of the best mountain resources, the rare high valley, which simultaneously pumps adrenaline and calms one's soul at the same time to its vision of family foundations.

A family named Sims found and homesteaded this hidden valley in 1895. Willis and Laura Sims built a hand-hewn homestead, now being restored in the valley, and raised their six children on this piece of land while tending a herd of cattle and goats on opposite sides of the valley. The original residents of the valley spent summers getting ready to survive the winters, tending the herds, planting and harvesting, canning and putting up the results. The architectural style of the farmstead evolved with elements of Victorian ornamentation with its gables, eaves and porches. The original farmstead will be restored on the site.

Sims Valley has not been designed as a resort community, but there will still be several facilities created for the enjoyment of residents and their guests.  These include the following:   

 

  • The reconstructed Sims Homestead, outbuildings, pond and park.  The "Old Homeplace" will serve as a combination museum, lending library, gathering point and "meeting spot".
  • The Valley Knob Edgeless Pool and Fitness Center
  • Overlook Park located at the northern edge of the valley overlooking a thousand foot plunge into the large Tuckasegee Valley below. 
  • The Nature Trail System - all the elements of Sims Valley are connected by a nature trail system designed by Trail Dynamics.  Trails follow Betsy Creek down the valley through rock escarpments, a sliding rock and masses of rhododendron, laurel and hemlock.  The trail system is also accessible at other Sims Valley facilities and parks.
 
Within 10 Minutes of Sims Valley:

1. Marina and public launches on Lake Glenville
2. Equestrian facilities.
3. A 76-acre lake park with camping and picnicking
4. National Forest trail systems
5. The town of Glenville and Several Restaurants and Shops

Within 15 minutes of Sims Valley:

1. The town of Cashiers and an array of restaurants, shops, accommodations, nurseries, doctor offices, and other services.
2. Golf courses available for public play.
3. Panthertown Valley
4. Sapphire Valley with another selection of services much like those in Cashiers.

Within 30 Minutes of Sims Valley:

1. The prestigious town of Highlands with its eclectic shopping, gourmet restaurants championship golf (available for play) and other services.
2. High quality medical facilities at The Cashiers-Highlands Hospital and Western Carolina University's Teaching Hospital at Cullowee, just outside Sylva (to the north of Sims Valley).
3. Dozens of accessible waterfalls. (Get a local map and discover them !)
4. Hundreds of groomed hiking and equestrian trails.
5. Western Carolina University
6. River rafting in Tuckasegee Valley.
7. Scenic steam engine train rides through the mountains at Dillsboro.
